Earthworks Supervision and Verification Reporting
CGL has been commissioned by Redrow Homes to supervise and produce a verification report for the main earthworks operation at its Potters Lea Phase 2 site.
Potters Leas Phase 2 is located in Kingsteignton, Devon, and comprises an area of former clay workings which has been infilled. As part of the main redevelopment, the southern portion of Phase 2 was remediated by the placement of engineered fill. The northern portion of the site was excavated to natural strata to allow remediation, however, the remedial works were stopped and the void was backfilled rapidly with clay waste which was not necessarily compacted in layers to an engineered specification. Backfilling occurred in 2007.
Redrow is redeveloping the Potters Lea Phase 2 site for a residential development of low-rise dwellings with associated infrastructure and public open space. The objective of the earthworks operation is to allow the construction of the Phase 2 plots using reinforced crucible foundations across the plan area of the site whilst retaining all suitable materials on site.
CGL has supported Redrow throughout this process including liaison with NHBC and Devon County Council plus undertaking analyses for earthworks design and implementation as well as foundation design. CGL produced the Earthworks Specification and supervised and verified the compaction trial of the material, as required by the NHBC. CGL has provided site presence during the bulk excavation to check the earthworks operations are completed efficiently and to a high standard, providing regular feedback to NHBC and Devon County Council.
During the earthworks operation unforeseen mining features were identified across the northern phase of the site and CGL has worked closely with Redrow to provide an options appraisal of suitable remedial measures, providing technical support and knowledge throughout the process to reach a solution that is accepted by both the NHBC and Devon County Council.
